project: Golden Park year completed: 2023
This transformation project took three key spaces — the living room, dining room, and home office — from dated and underutilized to stylish, functional, and cohesive. By blending fresh finishes, modern lighting, and thoughtful furniture layouts, the remodel created a flow that connects each space while giving them distinct character.
Living Room
Before: The living room had a neutral beige envelope with wall-to-wall carpet, limited natural light impact, and a basic furniture layout that left the space feeling underwhelming. The fireplace and TV placement dominated the far wall but lacked design presence.
After: A full refresh brought in rich wood flooring, crisp white walls, and a bold black fireplace surround that acts as a striking focal point. Layered textures — from the leather sofas to the soft swivel chairs — make the room both inviting and sophisticated. A modern chandelier and curated accessories complete the high-end look, turning the living room into a warm yet elevated gathering space.
Dining Room
Before: While structurally elegant with wainscoting, the dining room’s beige palette and carpet flooring muted its potential. The furnishings felt more functional than design-driven, and the lighting fixture didn’t quite set the tone for an elevated dining experience.
After: The dining room now commands attention with rich contrast — a black accent wall, updated light fixture, and dark wood floors. A patterned area rug anchors the modern dining table and chairs, while artwork and decor bring a refined, contemporary edge. This space now feels intentional, polished, and perfect for entertaining.
Office
Before: The home office was essentially a blank canvas with unfinished flooring and minimal furnishings. While it had good natural light, it lacked the built-in storage and style to make it a functional, inspiring work area.
After: The office was completely reimagined with built-in shelving flanking the back wall, providing both storage and display space. A warm wood desk anchors the room, complemented by modern seating and layered textures through a rug and art. A statement light fixture and a moody accent wall behind the shelves elevate the space into a sophisticated yet comfortable home workspace.
The Result
This remodel showcases the impact of a cohesive design approach: updated flooring, bold focal points, layered textures, and a balance of light and dark tones. Each room now feels like it belongs to the same home, while still offering its own unique personality.

AED’s Best Tips for Hanging Art & Mirrors
1. Eye-Level is Key
The center of your art or mirror should sit about 57–60 inches from the floor — the average human eye level.
In rooms where people are mostly seated (like dining rooms), you can go slightly lower to align with the seated sightline.
2. Size Matters
Over Furniture: Art or mirrors should be ~2/3 to 3/4 the width of the piece below (sofa, console, bed).
On Empty Walls: Go bigger than you think — small art on a large wall can look lost.
3. Grouping & Gallery Walls
Space pieces about 2–3 inches apart so they read as one cohesive unit.
Treat the grouping as one large rectangle and center that shape where you want the visual weight to land.
4. Anchor to the Furniture
When hanging over a sofa or console, keep the bottom of the art 6–8 inches above the top of the furniture for a visually connected look.
5. Mirrors Need Purpose
Mirrors should reflect something beautiful — a window view, a chandelier, or an architectural feature — not a blank wall or clutter.
In entryways, hang them where they reflect light and make the space feel more open.
6. Keep Scale in Check
Avoid mirrors or art that overpower the wall space — allow breathing room on all sides.
For tall walls, consider stacking two pieces vertically for proportion.
7. Use the Right Hardware
Heavy mirrors and oversized art require anchors or wall studs for safety.
Use two hooks or hangers instead of one to keep large pieces level.
8. Layer for Depth
Leaning art or mirrors on consoles, mantels, or shelves can create a relaxed, collected feel.
Overlap pieces slightly for a designer-styled look.
